Is support from Huurteam Breda always free?<\/h4>\n\n\n\n

Yes, our service is free for all residents in Breda who rent a home, so both in private rental and social rental. But a procedure at the Rent Tribunal is not free. This costs \u20ac25 per procedure. Huurteam Breda advances this and then charges you.<\/p>\n<\/div>\n\n\n\n

Can a landlord always terminate my rental agreement?<\/h4>\n\n\n\n

No, this is not allowed. There are specific rules that the landlord must adhere to when terminating a lease. Think of the correct notice period, giving a valid reason, etc. These can be unpleasant conversations with the landlord, so please contact us about this to have this conversation for you. We will give you an honest answer as to whether the termination is valid and assist you if this turns out not to be the case.<\/p>\n\n\n\n

How do I know if my rental price is correct?<\/h4>\n\n\n\n

In the Netherlands, the maximum rent of a room, studio or apartment is regulated by a points system (sometimes also called a rent check). A home is given points for components such as surface area, certain facilities, common areas, etc. All these points together determine what the maximum basic rent is. That is the maximum amount that a landlord may ask for your living space.<\/p>\n\n\n\n

Am I entitled to view my service costs?<\/h4>\n\n\n\n

Yes, service costs must always be settled and you are entitled to a fair and transparent annual statement. This is stated in the law. If you have not received a statement, the landlord says that this is not necessary or the statement is incorrect, the Rent Assessment Committee can check each calendar year whether the monthly advances you paid were reasonable. They ask the landlord to hand over all invoices that he says he has paid in order to arrive at a fair statement. If the landlord does not do this, the Rent Tribunal will determine, via standard amounts, how much you should have paid. Standard amounts are always favorable to the tenant.<\/p>\n\n\n\n

Landlord does not repair my defects, what now?<\/h4>\n\n\n\n

If you experience a defect, report this to your landlord as soon as possible. They must assess this and repair it if it falls under major maintenance. You can report a defect by telephone, but it is also important that you do this in writing, so that you have proof of the report.<\/p>\n\n\n\n

If the landlord does not repair the defect (in time), you can submit a procedure for rent reduction to the Rent Tribunal. This means you pay less rent for the period that the defect has not been resolved. This serves as an 'incentive' to get the landlord to take action.
